August 2026 - Harbert Management Corporation Sells Five Seniors Housing Communities
Birmingham, AL., August 3, 2026 - Harbert Management Corporation (“HMC”) today announced the sale of five senior housing communities across three separate transactions, representing an aggregate transaction value of $455 million. The three sale transactions closed on July 1, 2026.
The sales total 811 units encompassing almost one million square feet of independent living, assisted living, and memory care communities across four states. They are as follows:
MorningStar of Albuquerque: 69-unit assisted living and memory care community in Albuquerque, New Mexico
MorningStar of Wheat Ridge: 64-unit assisted living and memory care community in Denver, Colorado
Carlisle Naples: 350-unit independent living and assisted living community in Naples, Florida
Tradition Prestonwood Independent Living: 215-unit independent living community in Dallas, Texas
Tradition Prestonwood Assisted Living: 113-unit assisted living and memory care community in Dallas, Texas
“At a time when liquidity remains a priority for private market investors, these exits demonstrate our ability to execute business plans, realize stakeholder value, and return capital,” said Brian Landrum, Senior Managing Director and Co-Fund Manager for HMC’s Seniors Housing strategy. “The transactions meaningfully advanced investor distributions for our strategies, while reinforcing our conviction in the long-term fundamentals of the sector.”
HMC’s Seniors Housing strategy integrates real estate, hospitality, and healthcare to offer a differentiated investment approach, with a focus on value-add acquisitions or developments of independent living, assisted living, and memory care communities. The transaction comes on the heels of the firm’s five-property seniors housing portfolio sale earlier this year, reflecting ongoing momentum in the execution of the strategy.
