We are real estate investment professionals with a broad base of investment, development, and operations experience.

HMC entered the European real estate market in 1998 when it managed an affiliate’s participation in one of the first large real estate privatization transactions in Sweden.  To date, HMC or its affiliates have successfully completed transactions in Sweden, France, the United Kingdom, Spain, Poland, Ireland and Germany.

HMC’s European real estate investment team looks for opportunities that fall “below the radar screen” of larger funds, typically investments ranging between $10 million and $150 million. The team looks for properties where value can be added by injecting both capital and development or operational expertise.

Investment Criteria

HMC's European real estate investment team typically pursues opportunities too small to attract the attention of larger funds or opportunities that have fallen out of favor with other investors. We tend to maintain a generalist approach, and therefore, we seek to diversify across asset classes, markets, and investment risks. We endeavor to focus upon real estate fundamentals. We seek to add value and minimize risk by employing our understanding of the development, construction , operation, and management of real estate. Our team attempts to understand the key real estate risks of each transaction and to transform those risks into opportunities to unlock value.

We continue to seek transactions throughout Europe with an emphasis on office, light industrial and warehouse, retail/mixed use, hotels, and residential.  We typically seek:

  • Transactions "below the radar screen" of larger institutions: $10 million to $75 million (US) typical

  • Infill locations demonstrating high barriers to entry

  • Value-add opportunities including repositioning of existing assets or new development

  • Markets demonstrating solid infrastructure, economic diversity, and the prospect for growth

  • Local operating or development partners with solid experience and track record in the local market and in the specific sector targeted
